Buying part of a property: what to check about subdivision
Being shown a marked-out plot does not confirm that it exists as a separately registered property. You should identify what is being offered and the stage the subdivision has reached.

Ask for the proposal to clarify whether it offers a separately registered property, a portion that must be subdivided or a share in jointly owned property. Bring that distinction to the consultation together with the parent property’s registration number.
Compare the advertised area, location, plan and description in the contract. If there are differences, note them before agreeing to have them resolved after payment.
Request the status of plans and procedures
ANATI publishes requirements and guides for subdivision plans. A marketing sketch does not replace a review of the plan and the approvals required for the particular case.
Request a copy of the available plan, evidence of its status and details of the professional responsible. Ask whether other authorities are involved because of the land’s use, location or characteristics; not all transactions have the same requirements.
Link the contract to what remains outstanding
Organize a list of outstanding items: the plan, approvals, access, utilities, closing documents and the destination of the money paid. Ask who will handle each procedure and expense.
If delivery in stages is agreed, ask for the documents that evidence each stage and what will happen if the promised result is not obtained to be defined. Avoid basing your decision solely on dates or property registration numbers promised verbally.
