    We review the property and transaction information to determine which certificate you need. We distinguish the property's tax clearance from the owner's and organize the available documents to begin the procedure.

  2. We address outstanding matters

    If there is a rejection, we compare the account statement with the receipts and communications received. We identify its cause and assess the appropriate correction or procedure, with the supporting documents required for your case.

  3. We coordinate with the sale

    We follow up on the included steps and review the validity period stated on the certificate. We coordinate its use with the stage of the sale and inform you of any tax or registry matters that remain outstanding.

We review the reason for any rejection

Overdue balances or outstanding returns may prevent issuance. We compare the rejection, account and your receipts to distinguish an obligation requiring attention from a discrepancy or a procedure still awaiting a response.

If a payment does not match the records, we organize the receipts and prepare the appropriate correction request. The DGI provides for an endorsed tax clearance certificate for certain pending procedures, but that certificate is not valid for transfers. If you need to sell, we coordinate the correction and obtain the property's tax clearance required for closing.

We coordinate the document with the sale

We check the certificate's expiry date and its usefulness for closing. If the transaction date changes, we review whether it needs updating. Tax documentation is coordinated with the deed and registration when those steps are included in the engagement.

We inform you which outstanding matter has been resolved and which continues. If an issue extends the initial engagement, we explain the additional work and expenses before including them.
