Before selling, dividing or making commitments concerning a house, organize the records relating to the death, the family and the property.

Gather the death certificate, identity documents and available family certificates. Indicate whether you know of a will and where it is, without drawing up a definitive list of heirs on your own.
Explain whether there were marriages, children, other relatives with an interest or people outside Panama. The consultation helps identify additional documents and aspects that need to be verified.
Prepare the property information
Bring the property registration number, deed, plan and available tax documents. Indicate who occupies the house, who pays expenses and whether you know of mortgages, contracts, leases or earlier proceedings.
Separate documented assets and debts from those merely mentioned within the family. Do not assume that living in the house or paying its utilities is, on its own, evidence of the authority to sell it.
Check whether a case already exists
If someone has started procedures, request copies of decisions, written submissions and the case details. It is important to know the start date and status before proposing new steps.
The Code of Civil Procedure in force since October 2025 and its transitional provisions require a review of which procedural rules apply. An old guide cannot determine the procedure for a specific case.
Organize the first conversation
Prepare a brief timeline: the death, steps taken, documents found and decisions the family wishes to consider. Indicate whether there is a proposed sale, a disagreement or a communication with an approaching date.
