Forms 106 and 107 for selling a property in Panama
Selling a property requires organizing the transaction terms, documents and tax procedures. We can assist you with preparation and any closing steps included in the engagement.
Forms 106 and 107 relate, respectively, to property transfer and capital gains. According to the DGI, they must be submitted by the seller, registered as a taxpayer.

How we proceed
Your consultation, step by step
We review the transaction
We gather the parties' identification, property information and documents supporting the sale. We cross-check those details and review the transaction terms before organizing the corresponding tax procedures.
We coordinate the forms
Within the agreed service, we prepare the applicable procedures, review receipts and address issues. Kenia coordinates documents with the legal team; if specialized accounting assistance is needed, we identify that need and how to coordinate it.
We assist with closing
We coordinate the tax work with the sale documentation and outstanding conditions. If the engagement includes the deed and registration, we follow up on those steps and retain records to verify what has been done.
For your consultation, have these ready
You can start with what you have available. We help you identify the missing information.
- Details of the parties and property to correctly identify the sale transaction.
- Available documents supporting the transaction terms and the steps carried out so far.
- Receipts and communications from tax procedures already carried out for this sale.

What each part of the procedure covers
Form 106
It relates to the transfer of the property.
Form 107
It relates to capital gains.
Closing documentation
We coordinate tax procedures with the sale documents and steps.
We review the details and specific terms of the transaction before preparing the agreed procedures.
Submission and payment receipts
The DGI offers online submission and payment reconciliation. We coordinate forms, receipts and issues within the agreed service. If the transaction requires specialized accounting assistance, we identify that need and how to coordinate it.
The tax treatment of the sale
Transfer tax has a general rate of 2%, with exemptions and special treatments that must be checked for each transaction. Law 546 of August 31, 2026, in force since September 1, establishes a benefit for certain first sales of new homes. We review its requirements and the sale documentation before calculating closing costs.
An exemption from annual property tax does not amount to an exemption from the taxes on a sale. We explain each concept and the document that proves its outcome.
After submitting the forms
Tax receipts must be coordinated with the contract's outstanding conditions. When the engagement includes the deed and registration, we retain records and follow up on those steps: signing does not mean everything is complete. If a discrepancy in the details or a prior property matter arises, we explain how it affects closing.
